  • What exactly is RTR®?

    RTR® is an ASP model property management software. ASP means Application Service Provider. We are 100% Internet based. We are 100% in Real Time – there is no delay in the updating of information. Once a property is booked or modified – the application updates your website instantly! Double Bookings are impossible!

  • How does RTR® save you time?

    RTR® saves you time by offering a complete, streamlined full-service reservation and accounting package. RTR® consolidates and coordinates virtually EVERY detail of any type of rental transaction as well as property management. RTR® offers all parties a greater peace of mind through real-time access to all the pertinent information regarding the transaction via the Internet.

  • What are the benefits of using an Internet based software?

    An Internet based program, such as RTR®, will give you the ability to work remotely from anywhere you have an Internet connection. It is a system that can be used 24/7, anywhere at anytime. It also allows us to update and maintain our software on a single server, which saves time and money! We pass the savings to you!

  • What do I need to setup RTR®?

    All you need is access to the Internet! We recommend a high-speed connection, at least 128 mg RAM, and use of IE 5.5 or better.

  • Do I need to buy a server or License 3rd Party Software?

    No! RTR® does that for you! We take you out of the hardware business and maintain the servers. We also take care of the licensing so the expense is not passed on!

  • How expensive is RTR®?

    RTR® is Cost Effective! We do not charge for transactions, users, multiple offices (most cases), nor do we force you to buy hardware or license any 3rd party software!

  • If I decide that I want On Line Booking Later do I have to pay extra?

  • Is RTR® user friendly?

    Yes. RTR® is completely Windows driven with easy to follow wizards that take you through all processes. “ Just point and click”

  • How easy is it to train brokers/employees?

    Just a click of a mouse and you are ready to use RTR®. All of RTR®’s manuals and help wizards are easy to follow and use. Telephone support is available 7 days a week as well as 24-hour email support.

  • Can the database be isolated to one office and/or can their be one large database for multiple offices (in various physical locations)?

    Each office is set up to customize their needs. Some offices are “Separated” with management ability to create reports across the boards. Others are “integrated” and allow certain personnel to interchange between them.

  • Does the brokerage office still have to generate all that paperwork?

    RTR® is a truly paperless system. All documentation is kept on a live system and is updated in real time. Of course, you may print out copies of any document at any time. Many documents can be emailed as well!

  • Does RTR® work with co-listed properties?

    Yes, and exclusives stay exclusive. Each realtor has the option to attach a broker that co-list the rental property to save on time and phone calls.

  • What makes RTR® unique?

    RTR® requires virtually no hardware upgrades to utilize the software. All universal enhancements to the RTR® System are provided through the Internet and are included with pricing – no need to buy the “newest” version. No installation visit by a technical consultant is necessary – RTR® will supply you with your logins and passwords to access the system. RTR® insures that the hardware is continually upgraded to offer the most reliable, cutting-edge service possible, and RTR® only works with established companies such as Datareturn™. RTR® is designed for the Internet on an E-Commerce Industrial Strength Platform. It is not merely web-enabled like most other software packages.

  • How reliable is the RTR® system?

    The servers are hosted in a maximum security, carrier-class facility with advanced security features (biometric palm readers, video monitoring, card key access); fault tolerant power system (multiple power grids, facilities based AC/DC power battery backup, diesel generators); and sized for scalability.

  • Do I need to download any software from the Internet?

    No. The only downloaded items are the calendar and reporting systems, which occur 1 time per computer. Keep in mind you can access RTR® online anywhere from anytime.

  • Where is the documentation for each transaction stored?

    To ensure security and integrity, all information is stored on servers at Datareturn™. There are weekly tape backups and the tapes are stored in an offsite vault. Nothing is ever purged from the system.

  • Can a brokerage office have more than one computer running RTR®?

    You can have unlimited number of computers within one network/office using RTR®. If you have several offices (in different physical locations), and they use the same database there is no charge. In addition, an unlimited amount of users can access the RTR® system from their office or any Internet access. There are several access security levels to choose from and the office/system manager has the authority to decide which of these is appropriate for each type of user. For example, a broker will have a different access level than secretary.

  • Does RTR® offer an accounting package?

    Yes, RTR® includes a full service trust accounting package. Below are just some of the many functions it can perform.

    a. Receipt of payments to fees, deposits, rental monies, invoices, owner reserve funds, etc.

    b. Multiple Bank Accounts – tracks bank fees and interest

    c. Check generation for: owners, brokers, Reservationist/ agents, tenants, service reps, travel agents, and 3rd Party vendors.

    d. Prints detailed deposit slips, check reports, and many other detailed finance related reports

    e. Report options for checks, deposits, ledgers, trial balances, etc!

    f. Reconcile – we force reconciliation to the penny!

    g. Transfers between accounts!

    h. Print reports such as Owner’s year to date income, tenant’s security refund, deposit, year-end 1099’s, etc.

  • How are fees and commissions distributed?

    RTR® generates checks for fees and commissions in accordance with each contractual agreement between the agents, owners, and brokers/property managers. Each office can customize its own commission structure, including fee schedule. These schedules can be changed at any time.

  • How do I search for a property for a client?

    Searches can be done in RTR® or using the public interface on the broker’s website(s). Search options are on the basis of availability, price, bedrooms, location, amenities, handicap accessibility, and other customizable options. You can also search just on amenities and just on availability. Narrow your search by using more categories or broaden the search by using only a couple of categories. You can then filter your results to feature properties you want to show. You can also search using our reservation grid to see the availability board of multiple properties over a broad time span!

  • Who has access to the RTR® database?

    RTR®’s database is available to participating offices. Owners can view only reservations as well as the finances (at the discretion of the broker). The general public can also do an online search of the properties that their broker offers through Internet access.

  • How do you charge for RTR®?

    There is a one-time licensing fee and a subsequent annual service fee. RTR® accepts all major credit cards, and also offers financing by RTR® in certain cases and can arrange 3rd party financing.

  • What kind of technical support can I expect from RTR®?

    RTR® will provide Internet/ Telephone based training sessions. On site training available. Telephone support is available 7 days a week, Help manuals and 24 hour online Help updated periodically, email support available 24/7. All general software upgrades and enhancements are included.

  • How long does it take to get up and running?

    Set up times varies based on individual client expectations. Realistic expectations will be provided on an individual basis by the account executive.

  • Can RTR® import my current database?

    Yes. RTR® can import most databases. Quotes and recommendations made on an individual basis.
